Bourne Mill Redevelopment
Tiverton, RI
PARE is providing master planning and civil, permitting, and traffic engineering services for the redevelopment of the historic 19.9-acre Bourne Mill complex. The owner of this former textile mill (which was recently added to the National Register of Historic Places) proposed redevelopment of 236,000 square feet of the existing buildings and 105,000 square feet of new construction to provide both residential space (apartments and condominiums) and public and commercial space.
Due to the site’s proximity to the Massachusetts state line, there were multi-state jurisdiction issues. PARE performed the necessary civil engineering design and comprehensive and environmental permitting-related services in order to procure approvals from the Town of Tiverton and the City of Fall River, MA. In addition PARE performed traffic studies within both communities to assess impacts of the project to the surrounding roadway systems.
PARE prepared civil construction documentation that included roadway and parking improvements, an innovative stormwater system design, full utility service design, and a 1.3 million gallon per day municipal pump station design. In addition, PARE performed civil-related services to prepare documentation for submission to and certification by the U.S. Green Building Council under their Leadership in Energy and Environmental Design (LEED) program.
